WHEN  IS  THE  BEST  TIME
TO  SELL  YOUR  COTTAGE?


 



 

     Without a doubt the best time to sell your cottage is in the early spring, (April through to June). The selling window remains open until the end of September or at latest (depending on the weather) until mid-October.

     Buyers are usually interested in a cottage that they will occupy for the coming summer.  Thus the best time to place your cottage on the market is in early March, so it will be "EXPOSED" on the market when the selling window  opens in mid March...

     Another vital factor is how long to leave a cottage on the market.  Usually five or six months is maximum.  If you place your cottage on the market in March, consider September or mid October as a maximum period to "EXPOSE" it on the market..

     If your cottage has not sold by the end of September, and you feel that your asking price is "right", it is best to take it off the market rest it until the next spring. 

     Cottages that have a "FOR SALE" sign on their property for a year or more cause buyers to be wary.  They probably are thinking  "What is wrong with the it  or "Maybe the price is too high". 

    Another factor about trying to sell after September, is that buyers usually offer much lower prices, because they expect bargain prices after the summer season has ended.

        From the writer's personal experience as a Real Estate Broker, (with more than 30 years experience),  I have found it better to take cottages OFF THE MARKET  when the selling window closes, usually by the end of September.
